Virginia’s award-winning Wintergreen Resort is comprised of two unique areas: the mountaintop community of Wintergreen and the valley community of Stoney Creek. Both offer an irresistible resort lifestyle and beautiful vacation properties.

There are, however, a few distinctions between their lifestyles and their real estate options. To help you decide where to purchase a vacation home or condo at Wintergreen Resort, let’s compare what each community has to offer.

The Lifestyle of Wintergreen vs. Stoney Creek

Both Wintergreen and Stoney Creek offer plenty of excuses to enjoy the fresh mountain air and Virginia’s four-season climate. However, each community has its own unique amenities, events, and activities.

Wintergreen offers a plethora of condominium and townhome communities sprinkled throughout the mountaintop. Many of these communities are in ultra-convenient locations, so you can easily find ski-front condos, walk-to-ski condos, and golf-front condos.

However, Wintergreen does not have a wide selection of single-family homes. If you are looking for a house, though, be sure to consider homes for sale on Devils Knob Loop. These homes offer unrivaled views of the mountains and valley.

As for Stoney Creek, this community offers more single-family home options, including golf course properties and waterfront properties. The 55+ community of RoseWood Village offers new low-maintenance homes.

Buying Wintergreen Resort Real Estate ~ 5 Resources You Must Use

a couple searching on a computerScrolling through online listing photos, scouting for the best location, and pondering décor in your home or condo is fun. But the home search itself is not the only enjoyable experience; the entire Wintergreen Resort real estate buying process can be pleasant when you have access to the best tools.

Here are the top five resources you should use to make buying a Wintergreen or Stoney Creek home easier and enjoyable.

1. A Wants vs. Needs Checklist

First determine what price, location, size, and any special features you must have. Then you can hone in on your favorite properties by searching for additional features that you would prefer.

2. A Mortgage Payment Calculator

What do you want your monthly mortgage payments to be? We have an easy mortgage payment calculator you can use to find out how much you can afford for a home. This tool takes into account the length of the loan, the interest rate, and annual tax and insurance to calculate how much you will pay every month.

3. A Reliable Home Search Tool

a person holding a magnifying glass over a houseIf you are using national real estate sites to search for Wintergreen homes for sale, keep in mind that you are not seeing all the properties that are for sale. HousingWire reported that websites such as Zillow show fewer listings than are available in many areas, which means you could be missing out on the best option.

The best source for your home search is a Wintergreen Resort real estate agent with a database of available properties called the Multiple Listing Service (MLS).

4. A List of Recently Sold Homes

a line graph with a magnifying glassResearching the real estate market will also make your home search much easier.

If you are thinking of buying, ask us for recent comparable sales.  It’s the only way you can really know how the value of the home you’re considering stacks up against what others have recently paid.

You should also ask us about current Wintergreen Resort real estate market conditions.  Want to take a peak under the door mat first?  We have some captured some macro-level market stats about the local real estate market you can review now.

Here is an interactive map of the amenities that are within or close to both areas.

The Mountain Top

Investment opportunities abound on the mountain top, where condos, townhomes, and select single-family homes sit nearly 4,000 feet above sea level on Devils Knob.

Nearby Amenities

The mountain top is where you can find many winter activities — skiing, ice skating, tubing — in addition to the spa, tennis, golf course, and plenty of hiking trails. Featured amenities include:

  • Devils Knob Golf Course: Ellis Maples-designed 18-hole course with stunning views of the Shenandoah and Rockfish valleys, cool temperatures even in the summer, and a spacious clubhouse featuring the Devils Grill restaurant.
  • The Mountain Inn: Where many of the resort’s best activities take place, including live entertainment at The Edge, dining at Copper Mine Bistro, shopping, and entertainment at the Wintercade Game Room.
  • The Wintergarden: A world-class spa offering a fitness center, heated indoor pools, specialty spa services, and more to help you relax.

Mountain Top Real Estate

You will find many condominium and townhome communities on the mountain top that offer the finest features from a ski front location to homes with incredible mountain views. (And Devils Knob Loop is where homes with the resort’s best views are located.)

The Valley

Stoney Creek is the resort’s valley community at an elevation of just 700 feet, and it too offers a world of experiences and excellent amenities close by.

Nearby Amenities

In addition to the shopping center and restaurants located steps from the entrance to Stoney Creek, the valley community features the beloved Lake Monocan, a premier destination for summertime fun. Other featured amenities include:

  • Rodes Farm Stables: Where you can enjoy horseback riding amid stunning views of the Blue Ridge Mountains.
  • Stoney Creek Golf Course: A 27-hole Rees Jones course designed for enjoyment all year long, with the additional clubhouse and pro shop, restaurant with indoor and outdoor dining, and a snack shop.
